State of the surface of the cultivable area

Garden cleared and fenced but since there was no garden this year, it's overgrown. It would be an awesome place for a couple of tunnel greenhouses. There is little wind and the weather is very temperate. A 40x40 ft pond with 10ft depths---north side of pond has a place for a green house already dug in...it has a north wall dug to keep it warm...planned as citrus greenhouse...still a project in the works. There have been 100 trout in it for 2 years that are not yet harvested. The pond was dug out about 5 yrs ago and is clay...I had built it up with sides of the pond with grain seeds and weeds moved in to set it up for more plants. Grandkids have used kayaks to have fun and even swim. The water is gravity fed from the mountain. This year we had the walks enlarged around the pond so the sides are raw again and will gradually fill with plants over a couple years. We are planning to put in a pond liner (about 2000 in cost) to make the water clearer...and put in a stone water fall. It is and could be a real attraction. A sturdy barn with new roof...one side to be refinished and wiring done in the barn. You could build a art studio up in the loft. 9.5 amazingly beautiful acres..with flat meadows 4 streams 3 with water licences for irrigation if farming and gravity fed water (first on the line) from the mountain behind for the house use. There are 5 fields with different types of typography; small hills and tree lined streams as well as a couple of flatter fields, the homestead on one, so easy access from road to barn and home yard. The old farm house burned down last September and it's now a mostly cleared site to rebuild. We were just going to do a few more tiny houses to rent out. There are two dead end roads on the property. There is a river just down the hill is there is no fear of flooding.

Long-term goal or vision for land

Looking for hard working experienced young farm couple who has one making some money and the other the main farming. You could do a fish farm, set up nurseries, have B&B farm experiences for city folk. What we can offer is a tiny home (good for a couple) new and cute (non-smokers, non-partyers) and people who have the skills and a commitment to build themselves a decent living and who treat animals ethically and kindly. We may live here part of the year but would not interfere with your farm plans.
