The 18 acres has been in hay for several years and is in need of reseeding/cultivating. Was in hay production consistently for the last 10 years without fertilizing or cultivating. Took off one cut per year. Approximately 600, 70-80lb sq bales came off off the 12 acres last year, none off of a six acre portion as it was not cut/ baled. A second cut was possible for most of the past 10 years but was not cut as owners participated in a crop share and the farmer cutting/ baling hay never got back for the second cut. This field was not irrigated. Irrigation may be possible from water rights on Tompkins Pond.

Description and historical use of land available for farming

The hay fields have been in hay production for more than the last 20 years to owner’s knowledge. Fertilizing has not been done in the last 10 years, no knowledge of prior to that.

Yes - Electricity is available on the near field closest to homestead, which is the main 12 acres. There is no power available on the far 6 acres.

The long term goal for the land is to see that it is put to good agricultural use. To grow food or fodder. To be sustainable and contribute to the community. To be clean of pesticides and chemicals, to give back to the earth, not take away.

Yes - Like all farms in the Okanagan, wildfires can be an imminent threat any given year.

Yes - Owners reside in the main house at the front of the property.

Yes - There is a portion of a 50’ x 20’ poly tunnel that could be ava if needed. The high tunnel has seasonal water and power inside. There is a 10 x 12 shelter at the end of the far 6 acres.
Land is fenced
Yes - 12 acres has new fence on 3 sides, 2 strand barbless x 3 strands. The dividing fence line between properties is in need of repair for livestock containment. As would be the new fence line depending on stock. The far 6 acres is fenced on all sides with a large opening at the far end which would need closing also for stock.
