A portion of the property will be used for an off-grid community and residential use. The people there will be a boon to the farmer as they will help keep wildlife away from your animals through their presence and activity on the land. The majority of the land will be leased to a farmer. The people living there will not harm the agricultural activity there in any way.

Yes - There have been wildfires nearby in 2021. The off-grid community will make efforts to fireproof the land. It is mostly cleared so damage from a wildfire is unlikely.
