Yes - i wrote a business plan a few years ago to apply for a CALA loan to purchase land and was denied based on the small scale of my farm i wanted to build.

organically produced mixed vegetables and microgreens, both field crop and high tunnels will be used to extend the growing season. Vegetable production for Markets and a small CSA program. Starting with 1-1.5 acres of growing space with the hopes to expand to 2-2.5 over time as the business grows.
I'd be using regenerative practices during the season and in the off season and use of no til practices when able.

Preferred state would be if the land has some greenery growing on it, signs of life, and no harmful substances recently spilled on the land.

Yes - doesn't matter to me, as long as we're a good fit i'm grateful their sharing their property with me.

Yes - I would be building movable-non permanent structures for processing veggies

Yes - would be nice but is not necessary, lots of crop will be under bug netting or in a high tunnel. what i can't protect with netting or tunnels i would buy a moveable fence.

i would want to be able to comfortably irrigate every second day. I will be using drip irrigation so the amount of water used is less than overhead watering. A pump to get the water out of the well
