State of the surface of the cultivable area
There are three main pastures, currently used for grazing. They are naturally irrigated only, with some challenges during very dry or drought conditions. However, there is a creek on the property (runs year-round, owners have rights) that continuously supplies adequate water for animals. The soil is sandy-loam, with a heavy emphasis on the sand! It can be challenging for growing.
Description and historical use of land available for farming
The cultivable area is currently used only as pasture for horses, and the current owners have previously had 8 cow/calf pairs on the site. The previous owner claims to have run 50 cow-calf pairs on the property. There are also logging and milling operations on site, and a creek that runs year-round and generates hydropower. Some of the additional dwellings on-site are rented out during the summer months as holiday accommodation.
