State of the surface of the cultivable area

Level and large garden space (about 100' x 30') with full acre, south-facing hillside which will be terraced this spring, 2025. I am connecting with the local herb group and am looking to build out perennial-medicinal crops which are drought resistant.

Description and historical use of land available for farming

The land has not had agricultural activity on it for decades. Cattle likely roamed here long ago, after the larger valley area was logged in the 1940s.

Road Access
Yes - paved road right to the property; level gravel-dirt road to the back acre
Electricity
Yes - grid-tied solar at main building; tiny-house is independent solar

Long-term goal or vision for land

My ideal is for an ambitious young couple to take up residence in the tiny house I just finished building, and to bring the garden and back acre to life(!) You'll need to be comfortable with off-grid living, and there is room for an additional RV, if you have one, or a camper-van, or perhaps a small skoolie. I live here very peacefully, so finding a good fit is important, as I work from home. I foresee excellent potential for quality and plentiful veggies, and an income-producing hillside for medicinal herbs (ie. outside of / not including cannabis). It will take a bit of commitment to get there, but I am confident that the YA process can support us to define the terms of a mutually-beneficial agreement.
