Project Overview Utaaa Villa Farms & Agroinputs Limited is a proposed small-to-medium scale diversified commercial farm to be established on 5β10 acres in the Grand Forks / Boundary Region of British Columbia. The farm will focus on sustainable animal production, ginger and specialty crop cultivation, with phased expansion into value-added processing and agro-input services. The project is designed around agroecology, organic and environmentally friendly farming, and zero-waste production systems, and is structured as a collaborative partnership with landowners. A key feature of interest is the availability of on-site accommodation, where the property includes (or can include) a residential space of up to four (4) bedrooms available for rent or shared use alongside farming operations. This arrangement supports full-time farm management, land security, and improved land stewardship. 2. Production Focus A. Crop Production (Phase 1β2) Primary crops will be selected based on soil suitability, water access, zoning, and market demand, including: - Ginger (Zingiber officinale) - high-value specialty crop for fresh and processed markets - Vegetables and specialty crops (e.g. garlic, turmeric, leafy greens, legumes) - Forage and cover crops to support integrated livestock systems Practices will emphasize: - Organic or organic-aligned production - Soil health restoration (composting, cover crops, green manures) - Crop rotation, intercropping, and integrated pest management - Efficient water use and erosion control B. Animal Production (Phase 1β2) Livestock systems will be developed at a scale appropriate to the land and local regulations, potentially including: 1. Poultry (layers and/or broilers) 2. Small ruminants (goats or sheep), subject to agreement Livestock will be integrated with cropping systems to: 1. Improve nutrient cycling 2. Enhance soil fertility 3. Reduce waste and external inputs 4. Support a closed-loop, zero-waste farming system 3. Zero-Waste, Organic & Environmental Commitments The farm will operate using environmentally responsible and regenerative practices, including: - Composting of crop residues and animal manure - Reuse of organic waste as soil amendments - Minimal use of synthetic inputs - Protection of soil, water, and surrounding ecosystems - Compliance with environmental and agricultural best practices The goal is to develop a model organic and agroecological farm that demonstrates climate-smart agriculture in the Boundary Region. 4. Value Chain & Processing (Phase 3) As operations stabilize, the project will expand into: - Small-scale crop processing (cleaning, drying, packaging of ginger and crops) - Direct marketing (farm gate sales, farmersβ markets, CSA, restaurants) - Production of organic agro-inputs (seedlings, compost, soil amendments) - Knowledge-sharing activities (training, demonstrations, farm visits) 5. Land & Accommodation Requirements The project seeks 5β10 acres with preference for: - Land - Arable land suitable for mixed cropping and livestock - Access to water (irrigation or surface/groundwater) - Zoning that allows agricultural activity - Accommodation - Existing on-site accommodation or space to develop housing - Preferably a residence with up to four (4) bedrooms available for rent or shared use, suitable for: - Full-time farm operator residence - Family or farm support staff - Long-term, stable occupancy aligned with farm management Accommodation on the farmland strengthens: - Daily farm supervision - Security and land care - Long-term commitment to the property 6. Partnership Approach The project welcomes landowners interested in: - Lease arrangements - Lease-to-own options - Revenue-sharing or co-management models - Stewardship-focused collaboration Landowners benefit from: - Active land improvement and soil restoration - Responsible, transparent farm management - Long-term land care rather than short-term extraction - Stable rental income where accommodation is involved 7.
