Total land size in acres
45 acres
Wooded Area
Yes - The land was wooded until it burnt in a forest fire in 2021. It has been replanted.
Cultivable Area
at least 1 acre for an orchard, but more for mushrooms, bees or animals
Expansion potential (acres)
Yes - depending on the type of agriculture, the sloped areas can be used
Current use
- Not used for agriculture -
State of the surface of the cultivable area
The land slopes from above the road to the water's edge. There are some cliffs and rocky outcroppings. The middle of the property has a large flat clearing suitable for establishing structures or a garden. Adjacent is a gentle slope that was not replanted after the fire and that receives some surface water from a marshy area up top. It could work as an orchard. The soil, if not rocky, is clay. No loam or other organic material has been added and would need to be brought in.
Description and historical use of land available for farming
At the water's edge, there used to be a thriving farm before the flooding of the valley. There are still about 5 fruit-bearing heritage apple trees left on site. Other than that no farming has been done on this land.
Road Access
Yes - public road part way, then private road, all gravel
Electricity
No - this land is completely off-grid, but it is possible to setup a solar system, and there is a line already buried from water tanks to be hooked up to a peloton wheel
Cell Service
Yes - Telus works well
Long-term goal or vision for land
We are looking for custodians/stewards of the land, who are willing to stay for a minimum of 5 years. We would like the land to be used and cared for. It is a beautiful spot, very remote and quiet with stunning views over the Arrow Lakes Valley. We would consider a land use agreement, for bee keeping, mushrooms or an orchard, or a tenant agreement. Animals and a market garden are options too. Regardless of use, we want only organic practices (certification not required) and respect for the land (eg. with regards to waste disposal, chattel, earth works etc.)
Known environmental hazards (wildfire area, flooding, etc.)
Yes - The forest burnt in 2021.
