This property has 3 large fields, all of which have historically been used to grow hay and graze cattle. The westernmost field has a gentle northeastern slope, with a low-lying area that remains fairly wet through the winter, and the remainder remaining well-drained throughout the year. The northern and eastern fields are flat and well-drained. Having been used to graze cattle previously, the perimeter of this property has some cattle fencing, but upgrades will be needed to adequately exclude deer and elk.

Description and historical use of land available for farming

This land has been farmed since the 1950's and remains situated in a historic farming community just minutes from downtown Duncan. Over the years, this property has been used to produce hay, as well as graze cattle and sheep. The previous owner had kept the field in hay for many years and the current owner has also had it hayed by a neighboring farmer in the 2025 season.
