The top soil is approximately 1 foot thick and fairly well drained, with a layer of clay beneath and existing drain tile. The property has an existing irrigation system, which is fed by a well and consists of several stand pipes that feed into drip irrigation. The space that is available does not currently have a designated standpipe, but the landholder is open to collaborating with an incoming farmer on expanding the existing irrigation system out to that space.
