State of the surface of the cultivable area
The fields were at one time fully cultivated with hay. Over the years, Alder has invaded some of the area along with swamp grass, low-growing bushes, shrubs and immature trees. Currently there is still a lot of cleared pasture land available with high green grass growing.
Description and historical use of land available for farming
Was once used as pasture for a fallow deer farms in the early 1990’s. The perimeter of the pastures are still fenced with 10 feet high wire fencing.

Long-term goal or vision for land
Crops/gardening and/or rotational livestock grazing. I don’t want livestock that are fence-breakers/crawlers.
A major consideration is the water supply. Currently, there is only one well that services the landowner’s residence and garden and a secondary residence on the property.
