State of the surface of the cultivable area

Currently 1.7 acres being seeded to corn and vegetables for the first time (2026). Approximately 5 acres in grass and forage. Irrigation ponds take up approx 2 acres (this was formerly a fish farm). There are 2 acres of orchards, which include mature pear and plum trees, some blueberries, gooseberries and raspberries, and 7 year old apple trees.

Description and historical use of land available for farming

This property was used as a fish farm in the 1990's and the infrastructure is still in place. Approximately 8 acres have had grass hay since the 1990's. I planted 10 pear trees, 10 plum trees, 50 blueberry bushes and 30 gooseberry bushes in 2015. I I (reluctantly) sprayed and tilled 1.7 acres in 2025 and I'm planting that with corn and vegetables in 2026.

This is too much work for one man with a full time job. I envision partnering up with someone to garden 2 acres and maybe partnering up with someone to grow a few acres of flowers. I am very open to poultry, greenhouses, aquaponics, cultivation of mushrooms, and other ventures. There's lots of space out here for a few ventures and a few like minded people. I am not interested in looking over anyone's shoulder or micromanaging anyone else, but it's ideal to establish good working relationships with even-tempered, open-minded, principled people.

Yes - I have a 50 hp tractor with post pounder, grading blade, rototiller, and bush mower. I have lots of hand tools (rakes, landscape rakes, all types of hoes, a seeder, broadcast spreader, construction tools, fencing tools, etc etc).

  • Thick topsoil - The lower fields have 5-8 inches of topsoil on top of a clay layer that retains moisture and provides a lot of nutrients.
  • Slope orientation and degree of slope (specify) - The lower fields slope gradually to the West
  • General fertility (nutrients) - soil fertility seems to be good.

  • Good drainage - The lower fields would be ideally formed into 30" wide slightly raised permanent beds (as is quite standard) to encourage drainage and earlier planting

Yes - I suppose if any references are available I'd be glad to see them. Compatibility is important in any venture like this.
